Simple rules to keep in mind during design, before construction
- Don’t over build for yourself.
Too much room could be as ineffective as too little—and expensive to boot.
Visit efficiency solutions before space solutions.
- Don’t overbuild for the house.
If you have to move, you want the house to be marketable.
- Don’t overbuild for the neighborhood.
Being the highest-priced home in a development where all the homes are custom is different than being the highest-priced home in an established neighborhood, where most of the homes are relative in size, scale or finish.
Safety, safety, safety
Indoor Air Quality (IAQ) is a top concern for homeowners nationwide, and the Front Range is no different.
- Asbestos-testing - always a good idea PRIOR to any demolition or construction. Certain municipalities REQUIRE asbestos testing prior to issuing a building permit. Think your home is exempt? Asbestos is still found in building materials, such as certain acoustic material and some texturing compounds. We’ve found it in homes built as recently as 1980, for levels greater than the 1% standard as set by the CDPHE (Colorado Department of Public Health and Environment).
- Lead-based paint - although not as big a problem for newer homes as older ones, dust from woodwork and wall demolition can make it necessary to take specific steps to alleviate any hazards.
- Radon - this odorless, tasteless and chemically inert gas could potentially be present in homes of any age or location.
- While Acorn Design/Build Construction, LLC does not remove or abate these issues, we do work with professionals licensed in doing so.
